Assessor: Property inspections beginning this week

For the first time in nearly 20 years, all commercial and industrial properties will be inspected on an individual basis for reappraisal.
Montgomery County Assessor Stacey Von Dielingen announced door-to-door inspections have begun.
“The purpose of the reappraisal program is to equalize property assessments so that each taxpayer is responsible for paying only his/her fair share of the property tax burden,” Von Dielingen stated in a press release. “Periodic inspections and reappraisal of properties is necessary as all types of properties do not increase or decrease in value at the same rate.”
Data collectors with photo ID will make interior and exterior inspections of all commercial and industrial properties. They will be compiling information to be used to estimate the property’s fair market value. Information collected includes type of construction, and interior finish, physical condition, age of structures and exterior measurements.
A complete sales analysis, local construction costs and economic conditions are also considered and no estimate will be given at the time of the inspection. The project is slated to be completed by Dec. 31, 2016 and new value estimates will be available after Jan. 1, 2017.
Property owners are asked to allow a complete inspection of the property and provide accurate information so a fair and equitable assessment may be determined.
Representatives with Van-guard Appraisals, in conjunction with the assessor’s office will be conducting this project.
